Responsibilities (Essential Functions)
- Provide legal support and assistance to transactional attorneys with redevelopment projects, new development, property dispositions, acquisitions, financings, and other strategic transactions, including:
- Gathering and reviewing due diligence materials;
- Title and survey review and analysis;
- Preparation of closing documents and instructions to title company; and
- Preparing appropriate notices under applicable property-level agreements.
- Review, prepare and negotiate property easement agreements.
- Coordinate property subdivisions with Development, surveyors, outside counsel and municipalities.
- Manage vendors providing third party reports for large-scale projects.
- Prepare, mail, track and obtain estoppel certificates from tenants and adjoining land owners.
- Manage junior paralegals and/or administrative staff in connection with team projects, such as title document review projects, large-scale estoppel preparation and mailings, and tenant notices.
- Generate lease exhibits and construction exhibits for outside counsel.
- Work directly with Development and Construction teams on new development, re-development, easement and entitlement matters.
- Provide timely response to legal requests from internal departments for preparation, review and analysis of legal documents or research of legal issues.
- Research and analyze REAs, development agreements, operating/partnership agreements, anchor tenant leases, loan agreements, contracts, and other legal documents.
- Work on special projects and other duties as assigned
Skills (Desired Abilities)
- Advanced knowledge of commercial real estate practices.
- Experience with commercial real estate transactions, including title and survey, development, acquisitions and dispositions, required.
- Experience with Microsoft Office Suite, document management systems, online assessor and recorder databases, and mapping and GIS systems.
- Excellent verbal and written communication, listening, interpersonal and organizational skills.
- Strong attention to detail and organizational skills.
- Ability to work collaboratively across multiple business units and/or departments.
- Demonstrated ability to exercise independent judgment and problem-solving skills.
- Ability to work in a fast-paced, team-oriented environment
Qualifications (Education And Experience)
- Bachelor's degree in Business, Real Estate or related area OR
- D. or Paralegal Certificate AND
- At least five (5) to ten (10) years of real estate legal experience.
- Notary public preferred.
- Prior experience in real estate investment trust (REIT) or real estate development company highly desired
