
Description of position: Costco Wholesale is seeking an experienced real estate manager to join the legal team. The successful candidate will work either at Costco’s corporate headquarters in Issaquah, Washington, or its East Coast regional office in Sterling, Virginia. Costco is one of the world’s top retailers, with over 127 million cardholders and approximately 900 warehouses in 14 countries/regions, and continues to expand.
The Legal Real Estate Manager works on a variety of property-related issues involving Costco’s real estate assets which includes owned and leased warehouses, business centers, depots, office locations, industrial warehouses, and other properties. The Legal Real Estate Manager reports to Corporate Counsel/Head of Legal Real Estate Management and interacts closely with Costco personnel in operations, accounting, tax, real estate, construction, and facilities as well as external consultants (such as architects and engineers), and external contractual parties (such as landlords and developers).
Salary and Benefits: The annual base salary range for this position is $80,000 to $120,000 (dependent on years of relevant legal and real estate experience). This position is also bonus and restricted stock unit (RSU) eligible. Job Duties/Essential Functions ● Administers and manages leases and other real estate documents, including tracking of lease renewals, options to purchase, rent increases, and lease termination dates. ● Responds to internal and external inquiries/requests from internal departments at Costco, landlords, tenants, adjacent property owners, and government agencies on a broad range of legal real estate management and real estate contract compliance matters. ● Works closely with accounting in assisting with rent disputes, common area maintenance issues, and interpretation of contractual obligations. ● Works with in-house counsel in preparing lease amendments, estoppel certificates, service agreements, license agreements, and other real estate and legal documents. ● Develops strong internal partnerships with operations, construction/facilities, accounting/tax, and real estate together with outside consultants to manage and handle legal real estate management issues in an efficient and effective manner. ● Reviews expansion and remodel plans to determine if any private restrictions exist and, if applicable, obtain necessary approvals from landlords or adjacent property owners. ● Regular and reliable workplace attendance at assigned office location.

Ability to operate vehicles, equipment or machinery ● Same as Essential Functions Experience, Skills, Education & Licenses/Certifications Required: ● Experience in reviewing legal documents such as easements, leases, subordination documents, estoppel certificates, REAs and CC&Rs. ● Ability to work independently and partner effectively in a team environment. ● Excellent oral and written communication. ● Highly organized and detail oriented with strong project management skills. ● Strong computer skills, including Google, Word, Excel, and database software.
Recommended: ● Familiarity with architectural and civil plans a plus. ● College degree.
