At SEMA, there is More to Look Forward To. SEMA’s legal department is looking for an experienced Contracts Manager to be a key part of our collaborative team. Our new Contracts Manager will be responsible for mitigating contractual risk, maintaining project compliance, and supporting cross-functional teams across preconstruction, engineering, procurement, and field operations. You will assist the legal department and project management staff with contract documentation, ensuring that our projects function efficiently and effectively. You will champion contract policy and procedure revision and improvement. We are looking for a high performer who has exceptional communication skills and is adaptable, team-oriented, and operates with a high degree of integrity.

- Support the legal department in organizing, drafting, and negotiating contract and subcontract documents.
- Drive the contracting process and serve as the main point of contact for internal stakeholders and customers.
- Manage surety and bond requests and invoice tracking.
- Assist with processing construction licenses.
- Assist with insurance claims and certificate of insurance requests.
- Maintaining contract document organization, including version control, updating, and document security.
- Review and summarize key commercial terms from contracts and Subcontracts.
- Coordinate with internal departments (supply chain, pre-construction, engineering, operations, finance) to ensure contracts meet business needs.
- Maintain contract templates and ensure proper version control and consistency across all contract types.
- Maintain accurate contract records and ensure contractual obligations are tracked and fulfilled.
- Coordinate and ensure delivery key contract checklist including summary of contractual obligations, liquidated damages, notification templates, key milestones, risk assessment and contractual deliverables.
- Provide guidance on contractual rights, obligations, and risk exposure.
- Support project teams on interpreting contractual terms and resolving issues proactively.
- Stay updated on relevant legal, regulatory, and industry developments that may affect the organization’s contractual obligations.
- Educate internal teams on contract best practices and provide training as needed.
- Recognize and analyze project risk by complying with risk management policies.
- Assist the legal department and project teams with change management but not limited to change order review and compliance.

How you will thrive
- You bring significant experience and expertise (minimum of 5 years) working with contracts and subcontracts and ideally previous construction industry experience.
- You have earned a bachelor's degree in a business, legal, or construction related field.
- You have a strong understanding of contract law, commercial terms, and risk management principles.
- You are highly motivated, with a demonstrated passion for excellence and taking initiative.
- You have a strong work ethic and are willing to do what it takes to get the job done right the first time.
- You have excellent written and oral communication skills.
- You have good presentation and leadership skills and are able to exercise independent judgement and creativity applied to resolution of contract and subcontract issues.
- You have basic familiarity with regulatory requirements specific to construction, ideally including basic experience with federal/state construction contracting, prevailing wage and hours compliance, DOT/OSHA-related requirements, and multi-state projects including both union and non-union construction environments.
- You have exceptional attention to detail, organization, and communication skills.
- You have the ability to work independently, be respectful, professional, and assertive in negotiations, and manage multiple projects in a fast-paced environment.
- You are a team player with the ability to work independently to meet deadlines, goals, and objectives.
- You possess strong organization, time management, and attention to detail.
- You have excellent computer skills including knowledge and experience with Microsoft Office, Outlook, Excel, and AI programs.
- You are highly proactive and responsive to internal and external customers.
- You exercise independent judgment and are able to advise project leadership on complex issues.
- You are an effective problem solver with advanced decision-making skills.
- You have a valid Driver's License and ability to drive on behalf of company business.
Physical Demands & Work Environment
This office-based role requires frequent computer use and effective communication. While performing the duties of this job, the employee is required to work for prolonged periods of time sitting at a desk and working on a computer. Lifting of up to 25 lbs. may occur.
This role may require occasional travel to project sites and district offices as needed. Site visits may involve extended periods of standing or walking and required PPE, with potential exposure to heavy equipment, chemicals, dust, fumes, uneven terrain, and extreme weather.

This is a full-time, salaried, in-person, exempt position. Standard days and hours are 40 hours per week, with weekends and extended hours as needed. We provide non-craft employees with the ability to work flexible hours consistent with business needs.
