Summary:

As a core business element and strategy, the Contract Lease Negotiator undertakes to favorably negotiate the terms of store lease documents for committee-approved deals which include new stores, remodels, relocations, and renewals. The Negotiator Contract Lease negotiates and drafts the terms of lease documents for committee-approved deals including lease amendments, renewals, and other lease-related legal documents.   

 

Responsibilities

  • Timely negotiation of leasing documents.
  • Ensures company standard terms and deal-specific terms negotiated by the Real Estate Department are present in each document including leases, amendments, renewals, letters, SNDAs, etc.
  • Use judgment and experience to bring unconventional, unfavorable, or omitted lease terms and conditions to the attention of the Manager, Leasing, and Commercial Counsel, the Real Estate Department, and other applicable business teams as necessary. Synthesize information and assess risks to develop sound and concise recommendations.
  • Assists Manager, Leasing, and Commercial Counsel with additional duties and special projects, as assigned.

 

Qualifications

  • Paralegal certification, Bachelor’s degree in business or real estate-related area, or other relevant education considered.  
  • 1-3 years of paralegal or contract negotiation experience in leasing, real estate, or contracting setting;
  • Computer knowledge in Windows, Microsoft Office Suite, Adobe;
  • Demonstrates effective relationship and communication skills;
  • Multi-task oriented and ability to work independently; and
  • Demonstrates careful attention to detail and work processes.
