About This Opportunity

Responsibilities:
Overview:
 
The Existing Store Paralegal is an integral part of 7-Eleven’s Legal group in Dallas, supporting the transaction team in executing our real estate strategies and supporting the property team in the handling of various real estate-related documents for 7-Eleven sites across the USA and Canada. This is a high-volume paralegal position with strong process level and business-oriented integration, and frequent coordination with multiple Company departments and divisions, to assure proper responses and handling of the issues impacted by the tasks at hand.
 
This position:
  • Drafts, reviews and/or redlines 7-Eleven stores’ lease renewal documents that define, in a manner which meets Company requirements for conformance with our business model and protect the Company’s interests, the agreement negotiated by the transaction team.
  • Drafts or reviews and negotiates Subordination, Non-disturbance and Attornment agreements (SNDAs) and is responsible for preparing and completing landlord estoppel certificates with the input of appropriate stakeholders.
  • Prepares and/or reviews sales contracts for single-site divestitures and manages the closing process through the title company.
  • Prepares and/or reviews purchase contracts for single-site acquisitions made under lease option and manages the closing process through the title company. This includes reviewing and resolving or escalating issues with property title.
  • Generates and/or reviews other lease amendments, other real estate-related documents, and navigates internal processes for proper authorizations and compliance for document execution.
Qualifications:
Education: Bachelor’s degree or paralegal certification from an ABA approved institution and at least three to five years of relevant legal and real estate experience.

/Competencies/Skills:
  • Strong written communication skills.
  • Strong organizational skills to facilitate ever-changing workload prioritization and deadline management.
  • Strong grasp of leases, legal concepts and documents associated with commercial retail real estate, with particular strength in lease transactions and leasehold issues.
  • Willing and able to work cooperatively and collaboratively in the role advancing the Company’s business objectives in a highly process-oriented environment with many stakeholders (in-house counsel, outside counsel, accounting groups, transaction negotiators, landlords and tenants, title companies).
  • Fully support and execute our servant-leadership expectations for supporting store operations.
